It is a convention in our industry to require an in-person tour before disclosing pricing. We have never understood it. You should know whether you can afford a venue before you spend a Sunday driving here. Our pricing is below. There is no negotiation. There are no surprises. The price you see is the price on your contract.

Below is what each tier costs and what each tier includes. Below that, what each tier does not include — the things you'll budget separately. Below that, our add-ons (each priced) and our payment schedule (the same for every couple).

If you are budgeting comprehensively: most of our 2024 couples spent between thirty-eight and forty-eight thousand dollars total when catering, alcohol, florals, photography, and planning were added in. The venue fee is roughly fifty to sixty percent of the day's total. We are happy to share the spending patterns of our 2024 couples on tour — anonymized by vendor and budget bracket.

One last note. We do not have a "ballroom upgrade." We do not have a "complimentary champagne toast" that you'll see listed as a $1,200 service charge on someone else's contract. The estate is the estate, the tier is the tier, the price is the price. That is the operating principle of this business.

Payment schedule.

The same for every couple. The deposit is non-refundable; the balance is refundable in stages as the date approaches.

$8,500 to hold your date. Due at contract signing. Non-refundable.

35% of remaining balance at 9 months out. Due nine months before the wedding date. Refundable in full if cancellation is at least twelve months out, fifty percent refundable between nine and twelve months out, non-refundable thereafter.

Balance 60 days out. Due sixty days before the wedding date. From that point forward the date is yours.

Taxes & fees.

The price you see is the price you pay. Pennsylvania sales tax (6%) applies on the venue fee. There is no service charge. There is no facility fee. There are no per-guest fees. Two numbers on your contract: the price, and the tax.
